The Process

Step 1

The initial step in the appraisal process is to speak with the appraiser in your market area.  You and the appraiser will discuss the purpose of the appraisal, the type of property being appraised, timeline of the assignment, and fee for the assignment.  Once the appraiser has an understanding of the assignment and the fee and timeline are agreed upon, an appointment is set for a physical visit of the property.

Step 2

Your appraiser will physically visit your property and speak with you in order to fully understand the history of the property.  The appraiser will verify measurements and photograph all features that affect value. At this time, they will also speak with you regarding what you can expect from us and the report, and how you would like the final report delivered to you

Step 3

Your appraiser will then complete an analysis in order to determine a market-based value for your home or business.  This analysis includes researching your local real estate market for major factors that can affect value such as location, pricing, and inventory.  They will then study the sales that are most similar to yours in order to gain insight into how the market is currently reacting to your particular property. 

Step 4

All of the research that is completed is compiled into a written appraisal report and delivered to you as you have agreed to during step 1.
